Emails released in U.S. Department of Justice files show that the late convicted sex offender Jeffrey Epstein was offered the chance to buy into a major building tied to the Department of Defense in 2016. The offer was relayed by businessman David Stern, who referred to himself as Epstein’s “soldier.”
The sprawling complex is located roughly one mile from the Pentagon in Arlington, Virginia. An investor deck described it as a “mission-critical” site and “the only property in Arlington, Virginia other than the Pentagon itself” that could meet the DOD’s needs.
The proposed deal would have made Epstein a government landlord
The proposed purchase price for the 84,710-square-meter complex was about $116 million. The deal’s structure would have made Epstein a co-owner and, effectively, a landlord to the U.S. government.
There is no evidence the transaction was completed. The prospect of a convicted sex offender acquiring a stake in property serving the Pentagon raises significant security questions.
The Pentagon-linked proposal was one of three documents—an email, an investor presentation, and a deal summary—contained within the newly released files.
Epstein was also pitched on FBI field offices
David Stern sent Epstein a separate real estate proposal in 2015. It involved investing in two FBI field offices in Richmond and Baltimore, along with courthouses, which Stern called “sexy assets.”
That deal required an initial $25 million, followed by a further $80 million. Ownership was to be routed through a Cayman Islands offshore entity.
Real estate investor Jonathan D. Fascitelli originated both the Pentagon-area and FBI office property proposals.
Files allege Epstein's intelligence ties to Israel
Among millions of emails published last month, an FBI informant wrote a memo alleging Epstein was a “Mossad Agent” working for Israel. The memo adds that “Epstein was close to the former Prime Minister of Israel, Ehud Barak, and trained as a spy under him.”
Epstein maintained a decade-long relationship with Ehud Barak, a former Israeli prime minister and senior military intelligence figure. Barak visited Epstein’s New York townhouse more than 30 times between 2013 and 2017.
The released files document Epstein’s financial support for Israeli groups, including:
- Friends of the Israeli Army
- The settler organisation the Jewish National Fund
Epstein's link to British royal scandal deepens
David Stern, who forwarded the Pentagon proposal, also served as a close aide to Prince Andrew. The prince was arrested last Thursday on “suspicion of misconduct in public office” following revelations in the Epstein files.
In the same year Stern relayed the Pentagon-area proposal, he became director of the St George’s House Trust at Windsor Castle. He also attended an event at St James’s Palace where he sat beside the late Queen Elizabeth II.
